In Planned Light Industrial/Commercial Development
Zones, no lot shall be used and no structure shall be erected, altered
or occupied for any purpose except the following:
All uses prohibited under the Industrial Zone,
as well as electrical power plants, commercial advertising signs other
than signs relating to the identification of the tenants, junk yards,
the sale of used cars and the exterior storage of construction-type
equipment and vehicles, shall also be prohibited in the Planned Light
Industrial/Commercial Zone.
The following shall be permitted accessory uses
within the Planned Light Industrial/Commercial Zone.
Maximum impervious surface coverage: 65%; the Planning
Board may approve an alternative design for parking, such as the use
of gravel or grass paver blocks, which may be a maximum of 10% of
impervious surface coverage; the Planning Board may also approve a
deferred parking plan.
Any parcel developed pursuant to the conditions of
the PIC Zone, whether preceding or subsequent to construction of the
Acorn Street connector road (County 605 extension), must, upon construction
of said connector road, provide direct access thereto by a private
drive.
Under no circumstances shall any parcel developed
pursuant to the provisions of the PIC Zone that has access to another
street be permitted access to Maryann Terrace.
