A.
The Borough is divided into different districts, each with a specified
purpose and intent to implement the purpose of this chapter and the
goals and objectives of the Comprehensive Plan.
B.
Whenever federally or state-owned property is included in one or
more zoning districts, it shall be subject to the provisions of this
chapter only insofar as permitted by the Constitution and laws of
the United States of America and the Commonwealth of Pennsylvania.
C.
Every parcel of land and every building or other structure in the
Borough, except as otherwise provided by law or by this chapter, shall
be subject to the provisions specified for the district in which it
is located.
D.
A building may be erected or used, and a lot may be used or occupied
only for the uses permitted by right, accessory uses, conditional
uses which adhere to explicit standards and criteria and the uses
permitted by special exception, when approved, in the zoning district
in which the building or lot is located. No other use shall be permitted
unless the Borough Council approves an amendment to this chapter either
permitting another use in the zoning district or rezoning the lot
to permit another use.
E.
Unless specifically provided otherwise in this chapter, only one
principal use shall be permitted on a lot.
