(A) 
In order to designate and regulate the size and use of structures and lands within the City of Yamhill, the City is hereby divided into five zones as follows:
(1) 
R-1 Single-Family Residential
(2) 
R-2 Single-Family Residential
(3) 
R-3 Two-Family Residential
(4) 
RLC Residential Limited Commercial
(5) 
C-3 General Commercial Zone
(B) 
The City shall also contain three overlay zones as follows:
(1) 
PFO Public Facilities Overlay Zone
(2) 
FHO Flood Hazard Overlay Zone
(3) 
LUO Limited Use Overlay Zone
(C) 
These zones and their boundaries are shown upon a map made a part of this title, which map is designated as the official Zoning Map of the City. Such map shall constitute the official record of the zones within the City as of the effective date of the ordinance codified in this title.

The Zoning Map shall be dated with the effective date of the ordinance codified in this title which adopts the map. A print of the map with any subsequent changes which may thereafter be adopted shall be maintained in the office of the City Recorder as long as this title remains in effect.

All lands which may be hereafter annexed to the City shall be annexed in accordance with the Comprehensive Plan and Zoning Title, or shall be zoned in compliance with the regulations in effect at the time an area is annexed to the City and shall continue to apply and be enforced by the City until otherwise changed pursuant to this title.
